Public Hearing will be held relating to the request for a waiver as permitted by Chapter 24, Section 24-66 to waive the provision of a minimum 75-foot lot width as required by Section 24-106 to allow the subdivision of two (2) existing parcels into two lots.
Summary: The applicant is requesting a waiver to subdivide (reconfigure) two (2) existing parcel into two lots. The lot to the south (826 Ocean Blvd.) is currently a “flag lot” with frontage on both Ocean Boulevard and East Coast Drive. The applicant is proposing to reduce the size of the southern lot by 3,039 square feet. This area would be allocated to the property to the north (838 Ocean Blvd.) fronting Ocean Boulevard creating two through lots with frontages less than 75 feet. The parcels are located within the Residential, Single-Family (RS-2) zoning district which requires a minimum 75-foot width for new lots. The request is a waiver from this 75-foot minimum lot width requirement.
