Beaches Town Center/North Beaches Parking Program

The City of Neptune Beach operates the North Beaches Parking program at the Beaches Town Center.  A new North Beaches parking program portal was established in December 2025, enabling residents who aren’t registered to register. 

Important note for our residents: Atlantic Beach and Neptune Beach residents who have registered their vehicles previously are not required to re-register for a new permit or use a Kiosk, Mobile Pay, or QR Codes to take advantage of their 4 free hours of parking. Just park and go!

The Atlantic Beach side of the Beaches Town Center has about 65 public parking spaces. They are on Atlantic Boulevard (north side of Atlantic Boulevard from Third Street to the area closest to the beach); Ocean Boulevard (between Atlantic Boulevard and First Street); Ahern Street (between East Coast Drive and Ocean Boulevard); and the 100 block of First Street.

  • Rate:  $2.50 per hour 
  • Payment: Use the kiosks or scan the QR code on the signs on the Atlantic Beach side of Beaches Town Center.
  • Registered Atlantic Beach Resident Benefit: Four hours of free parking (no check-in needed)
  • No back-in parking allowed

Complimentary private parking: Valet parking at the Beaches Town Center is complimentary for customers of the following businesses, provided you get your ticket validated:

  • Hawkers
  • Island Girl Cigar Bar
  • Mezza Luna
  • AB Kitchen
  • North Beach Fish Camp
  • Fig & Willow
  • Jax Surf & Paddle

For area visitors who do not receive validation from a business, the valet parking fee is typically $40.

Private pay-to-park lots cost $3 an hour for the first three hours, then increase to $5 an hour.

18th & 19th Street Beach Access Parking

The City of Atlantic Beach operates this seasonal program, which operates differently from Beaches Town Center parking.

  • 18th Street: 40 regular spaces; 4 low-speed vehicle spaces; 2 spaces for people with disabilities (24-hour video surveillance)
  • 19th Street: 14 regular spaces (1 is utilized by lifeguards during beach season); 1 space for people with disabilities
  • Pay-to-Park: 9 a.m.-5 p.m. Fridays to Sundays (March 1-Sept. 30), and on Memorial Day, July 4th, and Labor Day
  • Rate: $1 per 30 minutes
  • Registered Atlantic Beach Resident Benefit: Four hours of free parking (check-in required on the ParkMobile App)
  • No parking after 9 p.m.
  • No back-in parking

Atlantic Beach 18th and 19th Street Parking Changes After September 30, 2025

Important Update: Atlantic Beach will implement a new parking vendor system called T2 Systems. 

Beginning after September 30, 2025, the City will transition to a new parking system. Changes will be introduced in phases. You may not see every change immediately; some updates will appear sooner than others as work is completed across locations. At this time we are expecting the new system to be operational by March 1, 2026. 

  • Kiosks will be removed. (Completed October 24th, 2025). There are currently no kiosks. 
  • Pay to Park is by QR code and/or text will be posted on the signs at these locations.
  • The Flowbird app will no longer be used. (Not operational as of October 1, 2025). 

Free Parking for Atlantic Beach Residents (18th and 19th St)

Atlantic Beach residents who register with the Beaches Town Center parking through Neptune Beach Police (see https://www.nbfl.gov/north-beaches-parking)  will continue to receive four (4) hours of free parking per day in paid parking areas at 18th and 19th Street Beach Access within Atlantic Beach.

Key details of the new resident permit program:

  • Residents must register if not already with the Neptune Beach Police Parking Division (Beaches Town Center) as stated above. Beginning December 10th 2026, Atlantic Beach residents will be required to re-register with Neptune Beach Town Center Parking Division to continue receiving their free 4 hour parking.

ADA / Disabled Parking

Accessible Parking in Atlantic Beach and Surrounding Areas

In Atlantic Beach—and generally throughout Florida—individuals with valid state disabled parking permits may park for free for up to four (4) hours in any public parking space. This includes regular public spaces as well as those specifically reserved for disabled parking.

Because parking can be limited in high-traffic areas, it's helpful to know where the designated ADA (Americans with Disabilities Act) spaces are located:

  • Atlantic Beach (Beaches Town Center): 3 public ADA-designated spaces
  • Neptune Beach (Beaches Town Center): 9 public ADA-designated spaces
  • 18th St 2 public ADA-designated spaces
  • 19th St 1 public ADA-designated spaces
